South Australian smoke alarm requirements

All South Australian homes must have working smoke alarms. The requirements depend on the home’s building approval, ownership history and any later additions or extensions.

Approval before 1 Jan 1995

Earlier approved homes

A replaceable battery powered alarm is the minimum requirement, subject to the rules that apply when ownership changes.

Mains powered alarms

New homes require mains powered smoke alarms with battery backup, unless the property has no mains power.

Purchased from 1 Feb 1998

Ownership change

The new owner has six months from title transfer to install the required mains powered or permanently connected 10 year battery alarms.

Approval from 1 May 2014

New homes, additions and extensions

Alarms in new homes must be interconnected. Where an approved addition or extension requires more than one new alarm, those alarms must also be interconnected.

For rental properties

Owners are responsible for correctly installed, working alarms. Alarms need to give reasonable warning to sleeping areas, and landlords should check them during routine inspections.
